A development application has been lodged for multiple dwellings within the grounds and in proximity to Shafston House (QLD State heritage place), located at 23 Castlebar Street, Kangaroo Point.
The proposal also includes a preliminary approval application seeking the council consider whether the use of the Orderlies, Wards and Postal Depot
building, northern riverhomes and external communal areas would be appropriate, subject to further approvals.
Designed by Rothelowman Architects, the proposal seeks thirty seven (37) high density luxury residential units within a residential building that has a maximum building height of 15 storeys. Communal open lawn space, swimming pool and landscaping have been provided within the ground floor and rooftop.
The existing house and certain structures will remain with all contemporary additions removed to facilitate the proposed site redevelopment, within the High Density Residential zone and Kangaroo Point Peninsula Neighbourhood Plan.

The proposal provides private open space in the form of balcony areas for each apartment and communal open space on the open lawn + future communal recreation zone
The planners at Urbis state, “The proposal facilitates urban consolidation and the efficient use of physical and social infrastructure. The proposal capitalises on the amenity and proximity of surrounding key locations
and public transport services. In addition to the locational attributes of the site, Shafston House and its setting tell a significant historical story within the context of Brisbane”.
“The development will compliment the residential area of Kangaroo Point, capitalising on the location and connection with the Brisbane River, on land which is one of Brisbane’s oldest riverine estates. Additionally, development will not prejudice the delivery of the future Riverwalk connection that is planned to run along the riverbank, and will not compromise the existing form of development or land uses within the immediate locality”.
“The proposed development responds positively to the underlying zoning of the land in conjunction with the prominence of Shafston House proper, other heritage buildings on-site and the natural setting of the site. Ultimately, the proposal represents a form of development which is consistent with the purpose of the zoning, its contextual location and the land which is earmarked for high-density built form”.
